Office `pods` at city development

Office `pods` are the cornerstone of Velocity Estates` £110m flagship Village development in Sheffield.
They are designed around research published in an Annual Business Inquiry (ABI) analysis showing that one to 10 people is the median size for small businesses in the city area.
Thus the Velocity team is fitting out the ground floor of the new 67,000sq ft office building into 31 of these self-contained units.
Tenants will share a reception area and have use of the fully-equipped meeting and conference facilities and landscaped courtyards.
Says manager Suzanne Wright: "It has great potential, given its location, the unique village environment and the high quality of the design and product.
"Therefore, we made the decision at an early stage not to fit-out the offices, as this would merely limit their use and prevent us from responding to the changing needs of occupiers.
"As with all elements of our developments, it is very important to us that we can offer maximum flexibility for tenants and that we are able to adapt to the changing market.
"By producing these new pods, hopefully we will enable the increasing number of smaller businesses to operate efficiently and cost-effectively."
